Seller's Disclosure

A seller's disclosure is a form sellers fill out before putting their home on the market. It includes any known issues with the home, as well as any upgrades or repair work that has been done. This helps buyers evaluate the home fairly and saves everyone from surprises during the home inspection.
A seller’s disclosure is about big stuff that relates to the structural integrity of the home or quality of life such as: Previous or current issues, any major work completed on the home, Permits, health hazards, environmental issue, floods, etc.
Sellers should include anything that a home inspector could find during the inspection process.
Surprises will work against the seller in the negotiating process.
Once the sale is final a buyer could try to hold you legally responsible for any issues, they find that were not disclosed.
You might as well be upfront because nondisclosed issues can make a buyer lose trust in you and wonder what else you could be hiding.
